Crystal Palace will be designed to meet the highest safety, construction and installation standards in order to obtain optimal working and living conditions.
Architecture
ParkingThere will be 579 parking spaces on 3 underground levels and 39 outdoor parking spaces around Crystal palace, a bus stop for public transport and the BTC City shuttle service.
FaçadesThe outer glass envelope of the building lets natural light into offices. The southern façade consists of ventilated double glazed panelling without any low parapets. Textile shades will be inserted in the ventilation layer between the double glazed panelling. Thermal insulation glass will provide equal comfort in external atmospheres which may be either hot or cold.
Vertical communicationsAll vertical communications are without any architectural obstacles. In the highrise part of the building there will be six private lifts, two of which will have panoramic views overlooking BTC City as well as the Ljubljana sky-line with the Alps in the background. The building will contain one cargo lift for common use and two emergency staircases in the core.
Smoking areasThe shopping zone will include balconies and a terrace where smoking will be allowed. Smoking rooms will be part of the dining facilities on the 1st and 20nd floor.
RestroomsComfortable restrooms will be available to visitors to the shopping zone. Four toilet blocks can be installed with separate toilets for ladies and gentlemen on each floor.
Mechanical installations
Heating, cooling and ventilationHeating, cooling and forced ventilation (fresh air vents) is envisaged for all areas and it will be possible to open office windows. Heating, cooling and fresh air will be provided through fan convectors installed in the floor. Heating and cooling will be centrally regulated with the possibility of local temperature corrections.
Electrical installations
Anti-burglary protectionAnti-burglary protection will be installed for the entire building. All common areas will be under video surveillance. Personal access will be controlled by means of identification (reception desk, card readers, video-speech system).
Back-up electricity sourcesBack-up electricity sources will be installed in the building to guarantee operational independence of all security and fire protection systems for 2 hours.
Service areasThe functional designs of office floors allow for service areas for network servers with adequate cooling connections.
Signal telecommunications installationsWithin the building, all telecommunications services (wire and wireless) will be accessible from available telephone and cable operators. A common antenna system is also planned. Access points for wireless Internet access (wi-fi) will be in the all major establishments.
MetersMeters measuring the consumption of electric, heat and cooling energy and water will be installed on all business floors and in individual functional complexes (hospitality, medical beauty and welness centre).
Fire security
The entire building will be protected against fire with a sprinkler system and an automatic fire alarm system and one lift is designed as a fire lift. All areas of the building will be fire-safe while emergency routes will be well positioned and of adequate size to enable safe evacuation in the event of a fire.
Environmental aspect
The construction is energy efficient. Additional comfort is provided by 2,500 m² green areas on the roof and a fountain in front of the entrance to the building. |
